Buyer activity remained present across a broad range of prices and property types. Proper pricing, condition, upgrades, location and community amenities continued to influence how quickly a property sold and whether it received an offer above the final asking price.

What Is Happening in the Ontario Market?
July’s closed sales reflect Ontario’s diverse housing inventory. The 92 transactions included 49 single-family residences, 35 condominiums, six townhouses, one duplex and one manufactured home on land. Because the citywide average combines these different property types, it should not be interpreted as the value of a typical Ontario home.
The median sales price was $656,500. Single-family residences averaged approximately $739,722, while the 41 condominiums and townhouses averaged approximately $548,652. The mix of attached and detached properties materially affected the overall $647,078 average.
Results also varied by location. The 36 sales in 91761 averaged approximately $613,108; the 31 sales in 91762 averaged approximately $707,524; and the 25 sales in 91764 averaged approximately $621,040. These ZIP-code averages were influenced by differences in property type, age, size and community—not simply location alone.
Properties collectively sold for 99.48% of their final asking prices. Forty-one sales closed below list, compared with 33 above list and 18 exactly at list. Average marketing time was 32.6 days, while the median was 24 days, showing that properly positioned homes could still sell efficiently even as many buyers negotiated on price.

Ontario includes established neighborhoods, attached-home communities and newer construction in and around Ontario Ranch. A property should be compared with the most similar nearby sales rather than relying only on the citywide or ZIP-code average.
More July sales closed below list than above list, demonstrating that buyers continued to evaluate price, condition, upgrades, HOA costs and location carefully. At the same time, more than one-third of the closings sold above the final asking price, confirming that competitive activity remained for homes buyers considered well positioned.
