How Homes Sold Compared to List Price
What Is Happening in the Rancho Cucamonga Market?
July’s closed sales included 92 single-family residences, 16 condominiums and two townhouses. Because the citywide average combines attached homes with detached homes across a wide range of neighborhoods and price points, it should not be interpreted as the value of a typical Rancho Cucamonga property.
The median sales price was $815,000. Single-family residences averaged approximately $983,829, while the 18 condominiums and townhouses averaged approximately $482,466. This property-type mix materially influenced the overall $901,788 average.
Results also varied among the city’s ZIP codes. The 30 sales in 91701 averaged approximately $866,682; the 35 sales in 91730 averaged approximately $689,617; the 20 sales in 91737 averaged approximately $1,033,000; and the 25 sales in 91739 averaged approximately $1,135,984. These averages were affected by the types, sizes, ages and price ranges of the properties that closed in each ZIP code.
Properties collectively sold for 99.87% of their final asking prices. Fifty sales closed above list, compared with 40 below list and 20 exactly at list. Average marketing time was 30.5 days, while the median was 16 days, showing that several longer-market listings increased the monthly average even as many homes sold relatively quickly.
What This Means for Rancho Cucamonga Homeowners
Rancho Cucamonga includes attached-home communities, established neighborhoods, foothill properties, larger-lot homes and newer development. A home’s value should be based on the most comparable nearby sales rather than relying only on a citywide or ZIP-code average.
Nearly half of July’s closings sold above the final asking price, confirming that buyers remained willing to compete for homes they considered well positioned. At the same time, 40 properties sold below list, demonstrating that buyers continued to evaluate price, condition, upgrades and overall value carefully.
